Bengaluru-Chennai Expressway: How The 262-km Route Is Reshaping Real Estate Along The Industrial Corridor?

The Bengaluru-Chennai Expressway spans 262 km and is designed to cut down travel time between the two cities by 6 to 7 hours. It begins at Hoskote near Bengaluru and concludes at Sriperumbudur near Chennai. The project is expected to cost around Rs 18,000 crore. How Will This Project Impact Real Estate Industry?

The real estate sector in India finds its most important markets in Bengaluru and Chennai. The two states aim to turn the Chennai-Bangalore Industrial Corridor (CBIC) into a successful manufacturing hub despite Bengaluru becoming an established IT hub for the country. Automobile companies Bajaj along with Nissan and Mahindra are preparing to construct facilities within the corridor area according to 99 acres. Currently, over 9,500 Passenger Car Units (PCU) travel on the existing routes daily. The upcoming rapid growth in Ranipet, Chittoor and Kanchipuram micro-markets will trigger substantial traffic volume increases. As a result, the areas along the Bangalore-Chennai Expressway hold strong industrial and commercial growth potential. The project sites near the expressway currently offer affordable prices unless the project reaches completion.
