Noida: There is a major alert for homebuyers in Noida that could lead to the cancellation of their allotments. The Noida authority board has decided to cancel allotment of the plots, whose owners have not obtained completion certificates within the stipulated time frame. The officials stated this on Sunday. The board issued final warnings against cancellation of allotment of plots over non-compliance of rules on January 2.
‘Hindustan Times’ quoted Lokesh M, Chief Executive Officer (CEO), Noida authority who stated, “The authority board has given the last opportunity to these plot owners failing which action will be taken as per the law.”
What’s The Criteria?
As per the regulations, plot owners must construct buildings and obtain completion certificates within stipulated time frame. If they fail to do so, the authority can cancel their allotment of plots.
An official from the Noida Authority said, “The Noida authority has decided to refer cases of industrial plots and IT/IT enabled service (ITES) plots, allotted under both industrial and institutional categories, to the state government for resolution.”
He added, “The referral is intended to provide such plot owners a final opportunity to clear overdue payments or address non-compliance in construction.”
Authority Reviews The Plots
Notably, the decision is related to June 3, 2022 government notification and a December 20, 2023 order which extended the timeline for declaring these plots functional until December 31, 2024.
In compliance of the order, the board reviewed the updated status of industrial and institutional plots. As per reports, in the industrial sector, 206 plots required declarations of completion and functionality by December 31, 2024. 80 plots are still unsuitable for use, including 30 with overdue payments.
Similarly, 107 plots were inspected in the institutional category in the IT/ITES sector. Of these, 16 have received functional certificates, while 91 remain inoperable.
Earlier, 23 plots in the industrial category were cancelled under Section 41(3) of the Uttar Pradesh Industrial Area Development Act for failing to meet functionality requirements.
