Notable changes include the exclusion of balconies from the Floor Area Ratio (FAR) calculation for residential buildings. Moreover, the provision for mandatory car parking on plots of 100 square meters has been introduced. Additionally, there has been an increase in the FAR for industrial plots.

These amendments have already received approval from the authority’s board and the government.

The next step involves presenting them in a cabinet meeting, following which a gazette notification will be issued. Once this notification is released, the amended regulations will come into effect. These modifications are anticipated to benefit both plot allottees and the authority. These changes have been long-awaited in the realm of building regulations.

Rules To Date!

Previously, the building regulations mandated the provision of one car parking space for properties with an area of 80 square meters, including houses, flats, institutions, and establishments. However, this requirement has now been increased to 100 square meters.

This means that properties with an area of 100 square meters or more will be obligated to provide car parking spaces. For instance, if a property is 500 square meters in area, the new rule mandates the provision of parking space for 5 cars, whereas under the previous rule, 6 parking spaces would have been required.

This amendment has brought relief to property allottees by revising the car parking space requirement based on the size of the property.
