One can hardly match Subhash Runwal’s story of success among the country’s top builders, though it can readily compete with any film plot. From the small town of Dhule in Maharashtra with just ₹100 in his pocket, Runwal today sees a bank balance of ₹11,500 crore. He is, according to Forbes, one of India’s wealthiest real estate developers. His neighbors are no ordinary people, let alone citizens; among them is Bollywood’s king, Shah Rukh Khan.
In 1964, Subhash Runwal came to Bombay with a desire to become a CA. He started living in a single-room house to become a CA and succeeded. By 1967, he got the most highly esteemed American company, Ernst & Young. However the American style did not appeal to his taste, and he returned home.
Subhash Runwal worked in a chemical company for some time back in India. In 1978, he turned to real estate and thus began another success story. His first project was that of a 10,000-square-foot housing society in Thane. Thereafter, he never looked back.

The first major project that Runwal Group executed was Runwal Nagar, an estate comprising 16 towers. After his sons joined the business, Runwal Group ventured into mall construction, in addition. Subhash Runwal resides in a swanky seaside bungalow in Bandra. His house is adjacent to Shah Rukh Khan’s home ‘Mannat’. Ranveer Singh and Deepika Padukone are his neighbors, too. In 2022, the couple bought a plush bungalow next to Mannat. After tasting success in the realty business, Runwal diversified into the steel and pharma businesses. He subsequently focused on building affordable houses for the middle-class in Mumbai.
