Dubai-based Danube Properties, part of the Danube group, recently unveiled a 55-storey commercial tower for sale in Mumbai. Surprisingly, the much-hyped one million sq ft premium tower got completely sold out on the launch day itself for over Rs 5,000 crore, driven by high demand for office space. This tower is, however, estimated to be completed by 2029.

'SHAHRUKHZ by Danube' is being developed on Sheikh Zayed Road in Dubai after Bollywood actor Shah Rukh Khan's name, at a total cost of Rs 3,500 crore. The latest announcement was made by Danube Group Founder and Chairman Rizwan Sajan in Shah Rukh's presence at the Dubai Exhibition Centre on Tuesday. The event witnessed the participation of over 6,500 people, including real estate brokers.

At the event, Shahrukh Khan said, "To see a project of this scale in Dubai carry my name is both an honour and a reminder of how generosity and vision can come together. Dubai has always embraced me with warmth - it's a city built on courage, imagination, and the belief that nothing is impossible."

In light of the project's success, both Rizwan Sajan and Shah Rukh Khan hinted that Danube could be coming up with more such towers. Out of one million sq ft area in this upcoming commercial tower, over 9 lakh sq ft would be for office spaces.
Project after actor's name, but he can't buy any office here
This project triggered a wave of interest among buyers over the past few weeks. Superstar Shah Rukh Khan may be the inspiration behind 'Shahrukhz by Danube', but shockingly, he can't buy an office in the premium commercial tower named after him.
Bookings opened around two weeks before the Dubai project launch, but by the time SRK arrived at the crowded gala, every unit had already been claimed. The superstar walked in to celebrate a tower launch he can no longer purchase. The project was unveiled in Dubai on December 9, 2025, a first in global real estate, in which a premium commercial tower was officially named after an actor.
