Dr. V Rajendran, a Ph.D. holder in Structural Engineering associated with an IIT Madras incubated company and a former secretary of the Association of Consulting Civil Engineers, is renowned for his expertise in the rehabilitation of reinforced concrete structures. According to him, the structural degradation observed in the complex can be attributed to the corrosive impact of chloride.
The structural consultant responsible for the complex has affirmed that the structural deterioration does not result from design or quality-related flaws. Importantly, there were no structural complaints during the initial five years of occupancy. However, in 2019, the emergence of cracks in both columns and beams prompted a more comprehensive examination, revealing chloride-induced corrosion as the root cause.
In response, Jain Housing swiftly engaged a specialized agency to execute necessary repairs. Despite these initial efforts, disputes over the appropriate repair methods led to a suspension of rectification work initiated by the Jains Westminster Owners Welfare Association. This suspension of repair work endured for approximately 28 months.
Jain Housing and Construction Ltd. has outlined specific conditions for the completion of repairs as part of the restoration process. Upon the conclusion of all repairs and rectifications, the builder will commission assessments from the Indian Institute of Technology Madras (IIT-Madras) and a government-recognized agency. These evaluations will affirm the successful control of corrosion, ensuring the safety and durability of the restored structure.
