New Delhi: In a recent case of tussle between Haryana state government authorities and residents in Gurugram, the city’s authorities agreed to lift ban on construction of a four storied residential building in the capital city. The relief for homebuyers stems from a recent change in rules governing property construction  in the state. The state government authorities’ latest decision is expected to benefit 15,000 families in the metropolitan city.

Can homebuyers of builder floor in four-storied building in Gurugram get into trouble any time in future?

Earlier, the rules governing construction of residential properties in Gurugram allowed construction of up to only three storied buildings with stilt parking. But earlier, this year this rule was changed. Developers were allowed to construct up to four floors above the stilt parking area. So, any citizen who wants to buy a builder floor in a four storied building in Gurugram need not worry. It is absolutely legal to construct such buildings with four floors above the stilt area in resident premises in the millennium city. But there is a catch. While, the authorities amended the property rules, they also included certain conditions. Lets see what are those conditions:

 

Conditions for construction of four storied buildings in Gurugram:

1. Pre-Approved Plots:

       The original layout plan of the plot (on which a building with four floors have been constructed) should have been approved for construction of four number of floors but not three. It the original layout plan was approved for construction of only three floors then four storied buildings cannot be constructed on such flats even today. If a homebuyer has purchased a flat in such a building then he may get into trouble!

      • 2. Mutual Consent for Corner Plots:

      Such four storied buildings can be constructed on only those corner plots the road in front of which are at least 10 metre wide. Plus, before construction of such buildings on corner plots, written consent of owners of all the adjoining plots to that corer plot must have been taken. So, before any citizen books a flat or a builder floor in a building built on a corner plot, he must first ask the developer for documents  with proof that such conditions were fulfilled.
